Our Woodland office sits in Yolo County, and it is where most of our closed sales are. They range from almond ground near Dunnigan and Esparto to creek-frontage farms near Brooks and Davis and the rice country around Knights Landing.
Yolo County has several different water situations side by side, and that is most of what we explain to buyers here. The Esparto and Winters parcels we have sold take surface water from Yolo County Flood Control and Water Conservation District. The 352-acre almond property on Road 90 was annexed into the Dunnigan Water District. Further east, the Knights Landing rice facility sat on ground within Reclamation District 108. Along Cache Creek and Putah Creek, the properties we have sold used creek water, pumped sumps or wells.
Orchard ground is the largest piece of our Yolo record: the 346-acre almond orchard on County Road 28 near Woodland, the Road 90 almonds, and the 160-acre County Road 17A orchard near Esparto, which had two new deep wells plus district surface water that could be blended. We have also sold small parcels near Davis, and a certified organic farm on State Highway 16 at Brooks with about 2,200 feet of Cache Creek frontage.
If you are buying in Yolo County, ask us early about the water source behind each parcel, whether the ground is enrolled in the Williamson Act, and whether a conservation easement is recorded. All three change what the land can do and what it costs to own.
