Jenny Farms
Turn-key irrigated pasture ranch
Our Solano County work is concentrated in the Dixon area: Binghamton Road, Comber Ranch and Swan Road. The land is flat, heavy-soil ground irrigated by reclamation and water districts, and most of it carries Williamson Act contracts.
The two Binghamton Road properties we have sold, 314 acres and Comber Ranch (East) at 156 acres, were irrigated by Maine Prairie Water District, farmed in rectangular fields to hay and other open field crops, and enrolled in the Williamson Act. Comber Ranch (East) closed on June 26, 2026. Its soils were mostly Capay clay and Capay silty clay loam, Class 2, under Agriculture (A-80) zoning.
Jenny Farms, our current Solano County listing, is 434 assessed acres of irrigated pasture on Swan Road, southeast of Dixon. Water comes from Reclamation District 2068, there is stockwater in each field, and the listing estimates carrying capacity at 350 cow/calf pair over nine months. About 406 acres are under a conservation easement that allows the current use and, according to the listing, may warrant more intensive farming uses that a buyer would have to investigate. Both the Williamson Act and the easement matter to value, and we explain both to buyers before they walk the property.
